Budget projects don’t have to be boring. The fireplace on this rental project is getting an overhaul! And the bathroom was gutted so we’re starting fresh in there with the wax finished LVT & marble topped vanity.

For the fireplace I’ve proposed the removal of the mantle/surround while retaining the original porcelain mosaic hearth. Reason being the mantle cuts the room’s height in half making the space feel smaller. The new tile install is to be floor to ceiling including the return sides for a clean modern minimalist approach. Option 1 is the faded vintage “carpet” tile... Option 2 is the striated plaster look. My fave is the vintage tile because it has a softer look, it’s undulating pattern relating back to the archways. And the color variations in it reference the hearth- so spot on. What do you think? Swipe through for all the findings.
