Times change, and so do the needs of families. Here you see a dinning room, in what used to be a quaint formal living room. When deciding what to do with a particular space, homeowners tend to have a difficult time being able to visualize the potential. This is why certain websites, have become very popular in assisting with this problem. The formal living room used to be a quaint area, with lots of space, but seldom used. This was a comfortable, yet big in an otherwise small house. It was very clear that this room/usage of the space needed to be reconfigured. The solution, turn it into a usable dining room which flows straight through the butler’s pantry, and into the kitchen. Thus, keeping the flow and usability into a practical layout. Certain changes were necessary to make this possible. For starters, the fireplace had to go and chimney capped off. This allowed us to frame out that section of the wall, and add much needed insulation to the original plaster and lath walls which had no insulation at all. The popcorn ceiling was removed, and Rockwell insulation and furring channel were put in to eliminate any noise transfer from the bedroom above. Floors were removed, and hydronic radiant heating was installed, therefore eliminating the need for the radiator. The original leaded single pane windows were replaced to with leaded thermally sound units to stay true to the design. Sconces were added for ambiance, as well as a built-in cabinets to eliminate the need for furniture.
